Water and moisture

Why is water coming into my chimney?

Water usually enters in one of four places. Because each can look like the others from inside the house, the way to find it is to start at the top and work down.

Short answer. Water usually enters at the flue opening, the crown, the flashing at the roof, or through the masonry itself. Start at the top and work down. Resealing whatever you can see rarely fixes the cause.

The four usual entry points

Entry pointTypical signWhat it involves
Open flue (no cap, or a damaged one)Drips or puddles in the firebox during rain; rust on the damperCap or top-sealing damper at the top
Cracked or failed crownWater inside after rain, stains below the top, damp brickCrown repair or rebuild
Failed flashingStain on the ceiling or wall beside the chimneyFlashing repair
Masonry absorbing waterDark damp patches, white staining, loose mortar, flaking brickRepointing, brick repair, a water repellent only after repairs

How to narrow it down

  • When does it show up? Only in heavy rain points to the top. After wind-driven rain points to flashing. Days after rain suggests slow absorption through masonry.
  • Where? Water travels along framing, so the stain may be some distance from the source.
  • Is a cap in place? An uncovered flue lets rain straight in.
  • Does it come only in cold weather? Condensation in a cold flue can look like a leak.
  • Did it start after roof, siding or masonry work? Disturbed flashing or a cracked crown are common after nearby work.

Work from the top down

A sensible order of checking is the cap and flue top, then the crown, then the upper masonry and its joints, then the flashing, and last the roof around the chimney. Replacing flashing that was not leaking is a common and expensive mistake. A water test, where each area is wetted in turn, can settle it when the clues point in more than one direction.

Why sealant is rarely the answer

Caulk or tar at the flashing or crown stops water for a season or two. It then dries, shrinks and splits. If sealant is all that stands between rain and the inside of the house, the underlying detail has probably failed. The repair is the part underneath: proper metal flashing set into the mortar joints, a crown with slope and overhang, or a cap that covers the flue.

What a leak costs if it is left

Left aloneWhat can happen
Water in the flueRust on the damper and firebox, damp smell, deteriorating flue lining
Water in the masonryFreeze-thaw damage, white staining, loose mortar, flaking brick
Water at the roof junctionStained ceilings, wet insulation, rot in framing

Common misconceptions

"It must be the roof." Sometimes. Many leaks near a chimney come from the cap, crown, masonry or flashing.

"A coating on the brick will stop it." A coating over an open path does not close it, and can trap moisture in the brick.

"A small stain is nothing." It may be. It may also be slow damage in a place you cannot see. Photograph it and note when it changes.

Questions

Frequently asked questions

Is a leaking chimney an emergency?

Usually not, but water damage compounds, so it is worth addressing before the next freeze.

Can you tell where it leaks without opening anything?

Often, by checking from the top and following the clues. A water test settles the doubtful cases.

Should I call a roofer first?

If the leak is clearly in the roofing, yes. If it is at the chimney, a chimney inspection can save fixing the wrong thing.

Will a water repellent stop it?

Only for sound brick that absorbs water, and only after cracks, joints, crown and flashing are repaired.
