Chimney Crown Repair in New Jersey
The crown is the slab at the top of the chimney that sheds water away from the brick and flue. When it cracks or breaks down, water gets in. We look at what is failing and recommend the repair that fits.
What the crown does
The crown, sometimes called the wash, is the cap of mortar or concrete that covers the top of the masonry and surrounds the flue tile. It should slope away from the flue and overhang the brick below so rain runs off and drips clear of the walls of the chimney.
It is the most exposed part of the chimney, and a cracked crown is one of the most common ways water gets into a chimney. A crown is not the same thing as a chimney cap, which is the metal cover over the flue opening.
Signs of a failing crown
- Cracks across the top, from hairline to wide
- Crumbling, flaking or sandy surface
- A gap between the crown and the flue tile
- Standing water or stains on the crown
- Damaged brick or mortar just below the crown
- White powder (efflorescence) on the upper brick
- Water stains inside the house near the chimney
Why crowns fail
Water gets into small cracks, freezes, and widens them. That cycle repeats every winter. Many crowns also fail because of how they were built: a thin layer of ordinary mortar instead of a proper concrete slab, little or no overhang, or no flexible joint where the crown meets the flue tile. The flue tile and the crown expand and shrink differently, and a rigid joint between them tends to crack.
How we look at it
We check the crown surface, the joint at the flue tile, the overhang and the condition of the masonry below. The question is whether the crown can be repaired or needs to be rebuilt, and whether water is already getting into the brick.
Repair or rebuild?
| Option | When it fits | What it involves |
|---|---|---|
| Seal hairline cracks | The crown is sound and the cracks are fine | Cleaning the surface and applying a crown sealant or coating that stays flexible |
| Patch or resurface | The surface is rough or chipped but the slab is solid | Removing loose material and applying repair material to restore the slope and surface |
| Rebuild the crown | The slab is cracked through, crumbling, or was built without proper slope or overhang | Removing the old crown and forming a new one with an overhang and a flexible joint around the flue tile |
A coating on a failed crown only hides the problem. If the slab itself is breaking down, rebuilding it is usually the lasting fix.

Questions
Frequently asked questions
Is a cracked chimney crown serious?
Any crack lets water in, and water damage tends to spread. Hairline cracks can often be sealed. Wide cracks, crumbling, or a gap at the flue tile usually need more than a coating.
Can a crown be repaired, or does it have to be replaced?
Both happen. If the slab is solid, sealing or patching may be enough. If it is cracked through or was built without proper slope or overhang, rebuilding is usually better.
Will a cap protect my crown?
A cap keeps rain and animals out of the flue, but it does not replace a sound crown. The crown protects the brick below.
How do I know if my crown is the source of a leak?
Water stains near the chimney can come from the crown, the flashing, the masonry or the cap. An inspection helps tell them apart.
