Chimney Liners and Crowns in Delran, NJ

In Delran we worked on a chimney liner together with a crown repair, covering both the venting path and the masonry at the top.

Dr. Sweeper has completed a project in Delran, Burlington County: chimney liner work together with crown repair, addressing both the venting system and the masonry at the top of the chimney. The project is shown below.

About 64% of Delran's homes are detached and about 74% of occupied homes are owner-occupied. The median build year is 1974, only about 7% of homes predate 1950, and the ACS median home value is about $343,000.

A liner and a crown are at opposite ends of the same flue, and in this job they were handled together.

Housing profile

What the housing mix means in Delran

Delran houses are mostly detached and of 1970s vintage, old enough that the cement crown and the flue have had decades of weather. That is why a liner job and a crown job are often worth looking at together, as in the work shown above.

Learn

Liner and crown: two jobs, one chimney

A liner protects the inside of the chimney and carries the exhaust. A crown protects the outside, directing water away from the flue and masonry. They fail separately, but one failure often brings the other: water through a crown wets the flue, and a liner that is exposed at the top takes rain.

When both are in poor shape the work is best planned together, with the crown repaired and the liner terminated so that water has no path down the flue. See chimney liners, crown repair, cracked chimney crowns and the Delran project.

Planning

The order of work

With both a liner and a crown in need, the sequence matters. The top is made watertight so the work below is not rained on, the liner is installed and terminated, and the crown and cap are finished around it. Sorting it out in advance avoids doing work twice.

What we look at

Why a liner job and a crown job go together

The crown

If it leaks, water gets to the flue and the masonry around it.

The liner

If the top is open, rain runs down the liner and into the appliance.

One visit

Both are seen from the same roof.

Order of work

The top is usually secured so new work is not exposed to water.
