Chimney Maintenance: A Simple Yearly Routine

Most chimney repairs start as small problems that nobody caught. A short yearly routine keeps them small, and keeps the chimney safe to use.

What maintenance actually means

Chimney maintenance is not a package. It is a handful of regular checks and jobs that stop water, soot and age from compounding. Some you can do yourself from the ground. Others need someone on the roof and inside the flue.

The yearly routine

WhenWhat to do
Late summer or early fallHave the chimney inspected and swept if needed, before you start using it
Before the first fireCheck that the damper opens and closes, and that nothing is stored in the firebox
During the seasonBurn dry, seasoned wood. Clear ash regularly. Notice odors, smoke or unusual sounds
After heavy rain or stormsLook at ceilings and walls near the chimney for new stains
End of the seasonClose the damper, and consider a top-sealing damper if drafts and heat loss bother you

What you can check yourself

  • Look at the chimney from the ground with binoculars for missing mortar, cracked crown or a bent cap
  • Check the ceiling and walls near the chimney for stains
  • Look into the firebox for rust, debris or loose pieces
  • Smell the fireplace on a humid day
  • Check that the damper moves freely

Please stay off the roof. A chimney is not worth a fall.

What to leave to a professional

  • Anything on the roof or at the top of the chimney
  • Looking inside the flue
  • Removing creosote and soot
  • Repairing masonry, crowns, caps and flashing
  • Anything involving the liner or smoke chamber

Why it pays off

Water is the main enemy of a chimney. A hairline crack in the crown, a gap at the flashing or a missing mortar joint costs little to fix when found early. Left alone through several freeze and thaw cycles, the same problem can become damaged brick, a rusted damper and a leak inside the house. Maintenance is the cheapest way to avoid that.

Not sure what shape your chimney is in? A single inspection gives you a baseline, and tells you how often it needs attention.

Questions

Frequently asked questions

How often does a chimney need maintenance?

At least once a year for an inspection, and sweeping as often as use requires. NFPA 211 calls for yearly inspection.

I rarely use my fireplace. Can I skip it?

Not entirely. Water, animals and age work on the chimney whether or not you burn anything.

Is a water repellent part of maintenance?

Sometimes. Whether one helps depends on the masonry, and we discuss it when it applies. See our guide.

Do you offer a maintenance plan?

We do not currently publish a plan. Call us and we will recommend a sensible routine for your chimney.
