Level 3 Chimney Inspection

A Level 3 inspection is the most thorough kind. It is used when a serious hazard is suspected and the answer cannot be reached without opening up part of the chimney or the building.

What makes it Level 3

NFPA 211 describes three inspection levels. Level 1 is a visual check of what is readily accessible. Level 2 adds the flue interior and the accessible parts of the building around the chimney. Level 3 includes everything in Level 2, and goes further: it can involve removing parts of the chimney or the building to reach concealed areas.

When it is called for

  • A Level 2 inspection found a serious problem whose extent cannot be judged without opening the structure
  • There are signs of hidden damage, such as heat damage near framing, that cannot be confirmed from outside
  • A chimney fire or other event may have damaged concealed parts
  • Smoke, fumes or odors continue and the cause is not visible
  • The chimney passes through walls or floors and the condition of the enclosed section is in doubt

It is not a routine check and is not needed for most homes. Most chimneys are properly assessed at Level 1 or Level 2.

What it can involve

Possible stepWhy it is done
Removing a section of chase siding, drywall or finishTo see the chimney or the framing where it is otherwise hidden
Opening masonry at a suspect spotTo check for hidden cracks, voids or damage
Examining clearances to combustible framingTo see whether heat has reached what is behind the chimney
Further examination of the flueTo find the extent of damage found at Level 2

We explain beforehand what would be opened, why, and how it would be closed up again. Nothing is taken apart without your agreement. A Level 3 inspection is a diagnosis, and repairs are a separate decision.

If you are unsure which level you need, start with a chimney inspection. We tell you honestly if the findings point to Level 3.

What the work involves

How a Level 3 inspection goes

  1. ConfirmWe agree what the inspection is looking for and why Level 3 applies.
  2. PlanWe explain what will be opened and how it will be restored.

Questions

Frequently asked questions

Will you open my walls?

Only if the inspection requires it and you agree. We explain what would be opened and how it would be closed.

Is Level 3 more expensive than Level 2?

It involves more work, so it usually costs more. We explain what is involved before we begin.

Do I need Level 3 to sell my house?

Usually not. A sale generally calls for Level 2. See inspections for a home sale.

Who repairs what is found?

We explain the findings and the repair options, and you decide how to proceed.
